A little clarity
Questions, answered
Is my deposit an expense?
The tool shows the deposit separately from spending, assuming it is refundable. Your agreement determines the refund and any deductions. The money is still part of the cash you need upfront.
What does move-in cash include?
The entered deposit, first month of rent and maintenance, brokerage, and moving or setup costs. Enter any applicable one-time charges in setup costs. It does not add the first month twice.
What is included in first-year spending?
Twelve months of rent and maintenance plus the one-time brokerage and moving or setup costs you enter. Refundable deposit is excluded. This assumes unchanged monthly costs for twelve months.
Are these official rental rates or legal limits?
No. All starting amounts are illustrative. The calculator adds your inputs; it does not estimate market rent, determine legal fees or guarantee deposit refunds.
